It's true lots are getting out of reach by fellow locals alongside faster development and population growth in dumaguete, nontheless constant trickle of foreigners /expats coming in to stay/reside.It's all positive outlook,however with respect to affordability of properties ,the local pinoys are push further distance away from the main city.

We had been looking for property last 2004.My cousin in Bacong told us few months prior to our visit he found some nice attractive ones in coastal Bacong,yeah lovely,and at cheaper price too.Good to be true,and we visited these few lots.We were both interested in the Bacong-valencia area with good views.Anyway ,he came with us visiting these lots.First he led us to this P500 /sq meter lot just few steps away from the DOCUMI,it's a beach lot.But who likes to lived beside DOCUMI as your closest neighbor.Then he send us to another swampy area along Baong dauin border.It's sandy beach lot ,infact a japanese has a house there,but oh my P900 sq/meter and the lot itself is a swampy/ boggy with Nipas growing.Although it's possible to build a house in swampy area but it cost more to convert it.If come to the worse of high tide because it's low lying,the beach is even at few feet elevation than the lot which sank in ,looks like you need a house that floats in such lot ,lols.Then there was this lovely beach lot at San Miguel ,i would say we were so attracted.As was initially told few months earlier this was only P450/sq meter.But sooner a French guy bought one property adjacent to it at said price.When we came few months later it was offered P800/sq meter to us and it was 3,400 sq meters lot.It's gone bonkers,because of this french guy to set foot earlier than us,prices shoot up crazy.It's not a year diff but just only a matter of 3 months .It's unbelievable.We thought it over,and though interested ,but it had gone up our budget.Anyway this lot is also closer to DUCOMI and the Nitrate plant ,might well be somethng we also have to consider .So we thought of searching somewhere else,and there we look at Valencia,there were several lots as well,some are pricey too not even with views.Perhaps it was luck we meet this retired teacher who like to sell her lot and when we look at it wow,it's got amazing views of dumaguete and sloping ravine and at the back has great views of the cuernos , electricty and water is running in the property ,we fall in love with it.From P100/sq meter it lowered down to P90 /sq meter.Then the year after the bigger adjacent lot sold it to us which all comes to around 2 hectares .Long story though,but in the end we got it. It's a dream to live there.

My advise ,for local kababayans,if you have save up some money,don't splash it on glittery /glitzy things , latest model cars and all the lot that that will go down in value once you use it, or just to live up and catch up with the 'Jones's' unless ur from mega millionaires' circle ,no question .Buy properties in better locations ,if you got more money buy old houses at reasonable prices ,it looks like progress is looming in dumaguete and neighboring areas,that'll we go up in value for you and your family to enjoy for later. Business can sometimes nose dive, but unless if there is major calamities like war/pestilence ,global disaster then it's the end. But at this normal pace we see of Dgte , my line is investment in properties is a lot better.Just my layman's experience though. drunken Basketball

asa na parte or barangay sa valencia na imo napalit na lot? naa paka idea ug naa mga silingan baligya nila ila lot?

Dli lang ko mutug-an asa shaks kay basi nya ang enemy no.1 nako sa laing forum tinu-urun tung hitman niya patay nya ko hehehe .Naa ni's upper Valencia , daghan na sang mamuyu didto mga kano nang uban,dalan maayu na sab ,okies kaayu didtu shaks.Daghan pa mang bakanti sab didto ngutana nya ko kon naa bai baligya,e mssg lang nya ka nako kon naa.Other Metro dumaguete areas like Sibulan,bacong have also great potential,gani apil na ana like San Jose,mga over looking areas sa dagat.

Take note sa Cebu city,perting mahala karun sa yuta overlooking sa city,kanang na bukid bukid umbaw sa city .Sa una perting baratuha kaayu ,kinsa may mupuyo ug bukid sa una ?pero karun nag expand ang Cebu,polluted na sab kaayu ,ang appeal sa upscale residence pa bukid na.Take on Alta Vista subdivision sa Cebu kanang overlooking bukid ,hasus tag kapin nas P2000 - 3000 sq /meter ilang baligya. Cebu is facing water shortage problems,in long term not a good place to live near city .While Dgte and areas nearby has big potential
also nearby cebu.If you can see this time daghang tawo segi ,hasta mga puti /porinir nagka daghan sab.Time will come presyu sa yuta mahal na kaayu in block of 10 yrs to 20 yrs from now on in and around dumaguete.while cheaper pa karn ang lots nearby,maayu investment kana.Mabaligya man sab na,labi na taparan ug subdivision imong luti.
Pun-an pa na apil ang Negros Oriental sa "the 20 best islands to live on" with global contenders,atik sab no ,daghan na gyud mag aying google sa negros oriental/dumaguete.
